Why my house wont sell?

“Why my house wont sell?” Is it something wrong with my house? May be the agent doesn’t do his job well? Or the price is wrong? Or the area? Don’t worry, it’s not your fault! Nothing is wrong with your house. It’s the current market situation which stops homeowners from buying and selling houses. Housing market have been very slow impacted by the Global Financial Crisis, where house prices are falling and banks are not lending. House prices have been falling since 2009 and lately fell again by 0.5 per cent in February 2012 according to Halifax. And still house prices expected to fall further in anticipation of possible double-dip recession, as predicted by different experts. So why my house won’t sell? If I sell my house at a lower price and buy a house at a lower price, than falling prices shouldn’t matter? Yes, in theory, as long as you can find a buyer for your house. However a lot depends on the ability of banks to lend money. This will affect the ability of first time buyers to get their first house and in turn allow homeowners to move up the ladder. And this is a big problem! Banks are not lending money, as they used to. Bank of England’s monthly mortgage approval rate dropped significantly from 129k in 2006 to 58k in January 2012, as reported by MoneyWeek.  With such a low number of mortgage approvals, people are unable to buy houses and  that’s why houses wont’ sell.  Is there a way out? Yes! Even if the traditional housing system doesn’t work, there are new creative technics available on the market, which allow you to buy and sell houses in a more flexible way and not to be dependant on the banking system. How Caren realised that her flat worth less than mortgage but she was looking for ways to sell your property in negative equity. Caren’s story “I was so excited when I finally found a flat I wanted to buy! It was a NEW and absolutely stanning apartment! The price was pretty high, however the building company offered to pay for me a 5% deposit, so I couldn’t resist the temptation and I bought my lovely flat back in 2009. I absolutely adore my home, but I need to relocate due to life changes, and the best option for me would be to sell the flat.  However in the last 3 years the value of my flat went down by £20,000, so I realised that my home worth less than I owe on it! I really didn’t know what to do. How can you sell your property in negative equity? All I knew is that I had to pay the shorfall between the value and the mortgage, but I didn’t have the money. I also didn’t want to rent it out for a long period, as I had to move away and didn’t want any extra concerns. Emigrating, need to sell my house

How Tina is getting ready to immigrate to New Zeland and cant sell her house for 2 years Tina’s story ” I was preparing to immigrate to New Zealand to join my new parter and his family. I didn’t have to worry about where I was going to stay, however I had to sell my house before going, not only to raise the money, but also to have a peace of mind, as I would be miles away. I started to prepare in advance, so I put the house on the market long before I was planning to go. It stayed on the market for nearly 2 years, but the house wouldn’t sell!  I changed 4 different agents but they couldn’t help me to sell my house. Stop house repossession

How Elly’s family was facing repossession, but managed to stop it and sell the house. Elly’s story: “My husband lost his job. We started to miss payments on the mortgage as it was more important to feed our 4 kids. My husband was looking for a job for more than a year without any success, so we were getting more and more deinquent on payments. We borrowed more money just to get us through the difficult period and at the same time decided to sell the house to solve our financial problems. After a few months the house was  still unsold and the  lenders were demanding the money and sending letters of defalult and penalties and finally we recieved the court order. The situation became unbearable – we were so stessed, we started to argue, which never happened before….. We were so close to an end, but luckily, our friend recommended us to talk to Dasha. We already had a repossession order on our hands, so we didn’t think we could stop repossession and sell the house, but we were happy to try anything!  And, as a result we stopped repossession, sold the house and didn’t ruin our credit...

Landlord selling rented house

How Mark sells his investment house for a full market price and avoids more expenditure from rental income loss and house renovation. Mark’s story: ” I decided to sell my rental property to support my retirement.  I tried the traditional way first and put my house on the market with an estate agent. The house was on the market for a year and a half without any result! During this year I dropped the price twice from originally agreed and moved from one agent to another, but still no result. I had to get rid of tenants, as they were causing problems with the viewings. so my rental income also stopped. Cant pay mortgage, need to sell my house

How John and Mel cant afford to pay mortgage and credit cards and have to sell the house to get out of payment difficulties. John and Mel story: “We bought a one bedroom , rundown property and made it our building project, which seems a good idea after watching so many Building programs on TV. We spent a few years renovating our house, turning it into a 2 bed house with a modern-looking open space living area, new kitchen, new bathroom and an extra bedroom. We put a lot of time and effort into our house, but also we had to borrow more money to keep feeding the project. Our initial goal was to complete the renovation and sell the house, making enough money for us to move into a bigger place.
